5 TIPS TO PREPARE YOUR HOME FOR SALE THIS SPRING

It is well known that Spring is a popular time for selling your house, with buyers keen to be in their new home to enjoy the summer months.

Here are a few useful tips to help you prepare your property for market this Spring, specifically before the photographer and any viewings take place.

  1. FIRST IMPRESSIONS MATTER

Make the most of your house’s kerb appeal. Clear your porch of autumn leaves and give the faΓ§ade of your house a spring clean. Clean your windows, add some Spring planters by the door and jet wash your driveway. Remove any opportunity for buyers to think it may be more work than it is worth when buying your property.

  2. DECLUTTER

When the decision to move house has been made, that is the perfect opportunity to start removing non-essentials from your home, especially in your kitchen, and start the packing process early. Whilst it is important not to strip your property of the homely feel, it is also good to remember that not everyone has the same taste and too many personal objects can make it harder for buyers to imagine themselves in the property.

  3. KEEP IT BRIGHT

Let in as much natural light as you can to make your home look airy and bright. If possible, switch from heavy curtains to light enhancing voiles to help bounce the natural light as much as you can. We also recommend switching patterned, coloured bedding to fresh white bedding. Again promoting clean spaces and making each room as bright and inviting as possible.

  4. BE PREPARED FOR THE PHOTOGRAPHER

Most reputable Estate Agents will prepare you for their photographer visiting, but just in case it is worth being happy with how your home is presented before they come. With many buyers having property alerts set up for their desired location area, you get one opportunity to show the world your home in its best light. It is much easier to launch with the best images than have to recreate the listing and repost with updated images, many of which will be disregarded.

  5. FIND THE RIGHT ESTATE AGENT FOR YOU

The right Estate Agent will advise you on what you need to know about your property, rather than tell you what you want to hear, to get the best price and the fastest sale for your property. Think about what is important for you - a fast sale at the right price or are you happy to wait for the right buyer. Excellent Estate Agents are also great at being the level head in what can be a highly emotive process for you as the seller so bear that in mind when making your decision.
